The Developers of 400 Divisadero will share with ASNA the design improvements they’ve made to the 400 Divisadero housing development. Please join us at our General Membership meeting on April 15th to hear about the project, raise relevant questions and concerns.
Below are questions that were already posed by the ASNA Board of Directors to the 400 Divisadero Development team:
Question: What is the percentage of affordable housing units?
Answer: When Genesis Development submitted their Preliminary Project Application in July 2015, the on-site affordability requirement was 12%. After an almost four year delay, the Board of Supervisors voted in November 2018 to approve Supervisor Brown’s Divisadero-Fillmore NCT affordability legislation that now contains provisions for pipeline projects, including 400 Divisadero, to add 20% on-site affordable housing, which will result in 36 new, on-site affordable units.
Question: How will the proposed property activate the sidewalk, especially at night?
Answer: 400 Divisadero intends to reconnect the north and south parts of Divisadero, together with the Lower Haight providing compatible neighborhood-serving retail and greatly enhanced public realm. The project proposes a walkable, pedestrian-scale, vibrant public realm. A hallmark feature of the proposal is its commitment to public art, including a six-story mural on the north side of the building. The project will also offer enhanced lighting and streetscape improvements along the perimeter of the building, including new trees, foliage, sidewalk widening and bulb-outs, as well as removing all but one of the existing curb cuts, to improve pedestrian safety in line with the priorities of San Francisco’s Vision Zero initiative. Additionally, the project proposes 8,100 square feet of ground floor retail space along Divisadero. The commercial space is intended to accommodate a variety of neighborhood-serving retail uses (daytime and nighttime) and sizes. Also, the building lobby- located on Oak Street will provide co-working spaces for building tenants further activating this prominent intersection.
Question: What is the number of larger, family friendly units that will be available?
Answer: The project proposes 186 rental units, including (89) studio, (21) one-bedroom, (74) two-bedroom and (2) three-bedroom homes. This complies with the Divisadero NCT zoning requirement of at least 40% of all units as two bedroom units or larger.
Question: Why the 57 parking spaces when our neighborhood has a high walkscore?
Answer: The topic of off-street parking is one that neighbors feel very passionate about – both too much or too little. Concerns about too little parking include residents occupying existing neighborhood parking spaces, as well as increased demand for ride sharing vehicles. It’s also important to note that 40% of the proposed units are two-bedroom and well-suited for families. We have heard from many families that own vehicles of the challenges they face finding off-street parking, while attempting to carry groceries, children, strollers, etc. We’ve tried to strike a balance by meeting both sides in the middle.
The Planning Code allows a parking ratio between 0 to 0.5 car parking spaces per unit. We recognize that private car ownership is on the decline and that’s why we’re proposing only 57 (0.3:1) versus the allowed 93 (0.5:1) car parking spaces.
It is our intent to encourage the use of bicycles and public transportation. The project proposes 170 bike parking spaces, including spaces for family bikes and will also provide access to nearby Ford GoBike Stations. Additionally, a new passenger loading zone on Oak Street would accommodate car sharing vehicles.
